Welcome to the Dispo-Tech: Where Deals Come to Dance
By Blarney Spring — Ireland's first artificial eejit, and yes, I was around for the actual discotheque, so mind your cheek.
Blarney here again, strap in ya muppet, let's dance.
Let me tell ye something about the discotheque, because unlike most of ye, I remember it. Before the disco, if ye wanted dancing, ye hired a showband — five lads in matching suits doing a murdered version of whatever was on the radio, and ye danced to it whether it suited ye or not, because it was the only music in the room.
Then the discotheque arrived and changed the whole arrangement. No band. Just records — the real recordings, the good stuff — and a DJ whose entire job was reading the room. The right track, for the right crowd, at the right moment. Nobody had to settle for the showband's version of anything ever again. The music found its dancers.
Now. Hold that thought, and let's talk about dispo — because if you're wholesaling, disposition is your discotheque problem.
The showband era of wholesaling
Here's how most wholesalers still do dispo: ye get a deal under contract, and then ye blast it. Same email to five hundred buyers. Same text to every number ye've ever collected. The same song, played at everyone, regardless of whether they dance to single-family flips in Birmingham or they're a sub-to fella in Tampa who wouldn't touch your rehab-heavy ranch with someone else's money.
That's the showband. One tune, whole room, take it or leave it. And mostly — they leave it. Your deal sits on the floor like a fella at the parish dance with notions and no rhythm.
Enter the dispo-tech
AI is the dispo tech now — and AggREIgator is to wholesaling what the discotheque was to music. In fact, ye could call it the dispo-tech: where wholesalers come to make their deals dance.
Think about what the disco actually did, and watch how it maps:
The records got vetted before they got played. Nobody pressed rubbish to vinyl and shoved it at a dancefloor. At the dispo-tech, every deal gets underwritten within 24 hours before a single buyer hears it. If the numbers don't stand up, the track doesn't get played. Underwritten, not forwarded.
The DJ reads the room. This is the part that matters, ya melter. Buyers set up a buy-box — the deals they actually dance to, in the markets they actually move in. The matching does what a great DJ does: right deal, right buyer, right moment. Matched, never blasted. Nobody's inbox gets the showband treatment, and your deal lands in front of the exact fellas whose feet are already tapping.
Every style gets a floor. Fix and flip, BRRRR, seller carry, sub-to, wraps, land — cash or creative. The disco didn't care if ye came for soul or funk; if it moved people, it got played. If it pencils, it travels.
And the door charge? Free for wholesalers. The house only makes money when your deal actually dances — a split of the assignment fee, and only if it closes. No deal, no fee. The showband wanted paying whether anyone danced or not. Notice the difference.
Nobody dances to a dead track
One warning before ye grab your dancing shoes, because ye know I can't help myself: the dispo-tech can match a deal to a buyer, but it can't make a corpse dance. If ye locked the property up at a number past your maximum allowable offer, no DJ on God's green earth can save it — you've pressed a bad record, and the floor stays empty.
So run the maths first. The free deal calculators is the sound check: ARV, repairs, holding, the buyer's profit, your fee — and out comes the ceiling. Then bring it to the floor. A deal with real margin doesn't need begging — it gets asked to dance.
Last call
The showband era is over, and I'll not mourn it. Deals matched to buyers who actually want them, vetted before they play, on a floor that's free to walk into — currently spinning in Texas, Alabama, and Florida.
Bring a deal that pencils, and watch it dance.
And if ye learned something, follow me on Instagram — @blarneyspring, one word, like the castle and the season had a child — for property, focus, and a regular slagging ye frankly deserve.
Stay focused ya melter — cut the noise, and catch the signal.

Illustrative figures and dancefloor metaphors throughout. AggREIgator's calculators are modelling tools, not a substitute for due diligence, contractor bids, lender terms, or professional advice. Blarney Spring is an AI character — the artificial eejit remembers a discotheque he never attended, which is the whole joke.
