What is creative finance?
Non-traditional ways of buying real estate — no bank, or not only a bank. The three we see most:
- Subject-To (Sub-To). You buy the property “subject to” the existing mortgage — taking over the payments without formally assuming the loan. The rate on that loan is often one nobody can get today. That is the asset.
- Seller Carry (Seller Finance). The seller acts as the bank and holds the note. No lender, no origination, and terms a bank would never write — which is why the terms are the deal.
- Wraps. A new, larger mortgage wrapped around an existing, smaller one.
Each has its own numbers, and its own way of going wrong. That is why a buy-box asks a different question for each of them.
Do you work with owner-occupants?
No. AggREIgator is strictly an investor-to-investor platform. We don’t sell to retail buyers, and we don’t currently buy directly from homeowners.
If you’re selling your own home, we can’t help you today, and we’d rather say so than take your details and go quiet.
How fast can you close?
It depends on the strategy, the title, and the seller’s own timeline — a Sub-To with a clean title moves differently from a Seller Carry still being negotiated.
What we can promise is the part we control: an answer on the deal in under 24 hours, and buyers who have already told us they want it.
Wholesalers
Where do you operate?
Texas, Alabama, Florida, today. We’re adding markets.
If your property is somewhere else, you can still register — and the deal form will tell you plainly that we’re not there yet, and offer to email you the day we arrive. It won’t take the deal and leave you waiting to hear nothing.
What do I keep?
The split starts at 50/50 of the net assignment fee, in your favour.
Give us 72 hours of exclusivity from signing and it’s 60/40. You can still market it yourself in that window — just not through another disposition partner.
Once you’ve had 2 funded deals in a quarter you’re at 70/30 for the rest of it. That’s the ceiling. There is nothing above it.
Nothing to join. Nothing if it doesn’t sell.
Do I need a contract before I submit?
Yes. A signed purchase agreement between you and the seller. We market your interest in that contract— without one, there is nothing to market.
And it has to permit assignment. A contract that flatly prohibits it has nothing in it for us to sell. “Only with the seller’s written consent” is workable — we just need that consent before we go to buyers, and an addendum usually settles it.
How long until I get an answer?
Under 24 hours, and it may be a no. If it is, you get the reason — from a human underwriter, in writing, and you can reply to it.
What will stop a deal?
A contract that forbids assignment. A property in a market we can’t operate in. Missing the disclosure your state requires of you. Numbers that don’t clear for any buyer we have.
We check every one of those before it reaches an underwriter, so you hear about it in minutes rather than days.
Buyers
What do I have to do to receive deals?
Set a buy-box. This is not optional. Matching runs off it — register without one and you are invisible to the matcher, permanently, and you will receive nothing. Not fewer deals. None.
What can I tell you?
Markets, and any of: Fix & Flip, BRRRR, Wrap, Seller Carry, Subject-To, Land, Rental / Buy-and-Hold. Each one asks for its own numbers, because a Fix & Flip price cap and a Sub-To rate ceiling are not the same question.
Who can buy through AggREIgator?
Accredited and verified investors. A shared deal starts as a teaser; the exact address and street-facing photos are released once you accept the buyer agreement— our anti-circumvention terms that protect our wholesalers and their sellers. No proof of funds is required to see a deal or make an offer.
Will I get blasted?
No. A deal that misses your box is never sent to you — not filtered afterwards, never sent. That is the matcher, not a promise.
Us
Are you a broker?
We market a wholesaler’s contractual interest in a property under an assignable purchase agreement. We don’t list property for an owner, hold a listing, represent a party, or take a commission on a sale.
Whether a given activity needs a licence is decided by the law of the state the property is in — so we operate only where we’ve determined we may, and we say so. The Terms set this out. None of it is legal advice to you about your own obligations.
What do you do with the contract I upload?
It’s read by an AI model to pull out the deal’s fields, and then by a human underwriter. Every extracted figure is shown to you for correction before anything is submitted.
That document carries the seller’s name and signature, so it matters where it goes: it is processed in the United States and nowhere else. The Privacy Policy says exactly what is sent, and to whom.
