Real rent, not wishful rent.
If a landlord is your buyer, the rent decides the offer. Guess it and your Rental MAO is a guess too, and an experienced landlord will spot it. Pull the real numbers gives you a rent estimate, a range and rental comps from RentCast in one click, so your rental math starts from real market data and landlord buyers can trust your numbers.
Why it matters
- Rent sets what a landlord can pay. In the Rental MAO, rent minus operating costs sets how much a landlord can pay.
- Numbers that come with comps. Rental comps let you back up your number when a buyer or seller asks where it came from, so landlords take your deal seriously.
- You stay in control. Nothing is filled in for you. You choose the rent you trust.
Steps
- In the Deal calculator, scroll to Pull the real numbers.
- Check the address in the address field, then click Get rent.
- Review the Rent & rental comps card: the rent estimate, the range and the rental comps behind it.
- Decide which rent you trust. It might be the estimate, or a figure toward the low end of the range if the house needs work.
- Click Use this rent to put that rent into the Rental MAO form.
- Click Save to Saved properties, which appears after you get rent, so the data stays with the property.
Good to know
- Using the rent in the Rental MAO is a deliberate step. Nothing changes in the form until you click Use this rent.
- Compare the comps with your property: bedrooms, size and condition all move rent.
- The calculator is a scratchpad. If there's any chance you'll make an offer, save the property.
- Subscribers get rental data for much less than going direct.
