No surprises at the closing table.
You can't make a real offer without knowing who owns the house and what's owed on it. Find out late and an open lien can eat the seller's equity and derail the deal at closing. Owner, equity & liens pulls a Q-Lien report from Quantarium, for much less than going direct, so you see the ownership and lien picture before you make an offer.
Why it matters
- Negotiate with the right person. Confirm who actually owns the property before you spend time negotiating.
- Know the payoff before you offer. Open liens affect how much room there is between the seller's payoff and your offer, so you can price it right the first time.
- Keep a thin-equity deal alive. Little equity can point you toward creative options like seller finance, subto or a partnership instead of a cash offer.
Steps
- Open the property in the Deal calculator and scroll to Owner, equity & liens.
- Click Fetch owner & liens to order the Q-Lien report from Quantarium.
- Review the owner details and any open liens.
- Compare what's owed with your ARV and your maximum offer. If the payoff is close to or above your offer, a cash deal may not work.
- Use what you learned in the Strategy calculator, for example to enter a loan payoff, arrears or a loan you take over.
- Save the property so the report stays with it.
Good to know
- This is an add-on report. Run it before you make an offer, not after.
- Subscribers get Quantarium data for much less than going direct.
- The report is information, not legal advice. For title questions, talk to a title company or attorney.
- If there's any chance you'll make an offer, save the property so you don't lose the data.
