Property and location intel

Nothing burns a day like driving to a showing and finding a roof problem, a location that doesn't fit or a house that doesn't match the numbers you ran.

See the house before you drive there.

Nothing burns a day like driving to a showing and finding a roof problem, a location that doesn't fit or a house that doesn't match the numbers you ran. Property intel and Location intel, at the top of the Deal calculator, give you a quick picture of the house, its roof and what's nearby. In minutes you can catch the red flags, before you build a deal on the wrong assumptions or waste a showing.

Why it matters

  • Catch condition red flags early. A Street View image and a quick Google check tell you whether the numbers you're about to run match the property in front of you.
  • Raise the roof question first. Roof intel flags size, pitch and shading so you know whether to ask about the roof before you talk repairs.
  • Sell the location to buyers. Nearby essentials help you describe the location to buyers and sense how livable it is.

Steps

  1. Open the property in the Deal calculator. Property intel is the first section on the page.
  2. Look at the Street View image. It's for reference only, so treat it as a starting point, not the current condition.
  3. Review Roof intel: roof area, facets, pitch, shading, peak sun hours, solar fit and the imagery date. Check the imagery date so you know how recent the picture is.
  4. Scroll to Location intel to see nearby essentials within a quarter mile: grocery, hospital, pharmacy, gas, park and transit.
  5. Click Search this address on Google and look at the house and any photos you can find before you trust any number further down the page.

Good to know

  • Roof intel is a signal, not an inspection. If the roof matters to the deal, get it looked at.
  • The Street View image may be older than you think. Photos from Google often tell you more about current condition.
  • Use what you see here to pick the right Condition later in the MAO form.
  • Next on the page is Neighbourhood class, which tells you what kind of area the house sits in.
