One house, four ways to win.
Your MAO tells you what to offer; the Fix & Flip strategy tells you what the buyer actually makes, and flippers buy on proof. The Strategy calculator runs a full flip with financing, holding and selling costs, so you can prove the flip pencils for your buyer. When cash doesn't work, the other tabs let you show the seller another path and keep the deal alive. Your numbers seed from the calculator above, so you're not starting from scratch.
Why it matters
- Find the best exit. Compare a flip side by side with the other strategies before you pitch.
- Prove it pencils. See net profit, ROI and break-even ARV in one place, ready to show your buyer.
- Pitch the right buyer. A cash buyer and a hard-money buyer see very different returns on the same deal.
Steps
- In the Deal calculator, scroll to the Strategy calculator and open the Fix & Flip tab.
- Check the seeded Purchase price, ARV, Rehab and Assignment fee, and adjust if needed.
- Enter Holding months, Holding cost/mo and Selling costs %.
- For financing, enter Rate %/yr, Points and LTC %. Leave LTC % blank for an all-cash buyer.
- Tick Loan covers purch. + rehab if the buyer uses hard money that covers purchase plus rehab.
- Review the results: Net profit, ROI cash-on-cash, Loan, Financing, Cash invested, Cost to own, Cost to exit and Break-even ARV.
Good to know
- Financing is calculated as interest-only over the hold.
- Break-even ARV is a quick risk check: the closer it sits to your ARV, the thinner the cushion.
- It's a scratchpad. Nothing is saved, so save the property if you might make an offer.
- When you're done, read Your exit strategy explained for a plain-language walk-through.
