Strategy calculator: Seller Finance / Subto

When your cash offer is too low for the seller, the conversation doesn't have to end.

One house, four ways to win.

When your cash offer is too low for the seller, the conversation doesn't have to end. The Seller Finance / Subto tab in the Strategy calculator lets you model buying on terms, taking over an existing loan, or both, so you can turn a too-low cash offer into terms the seller can say yes to. It turns "no" into "how could we make this work?" and keeps the deal alive.

Why it matters

  • Another way to say yes. When cash doesn't work, terms can get the seller closer to their number.
  • Negotiate in real time. Use calibrated questions like "How could we make this work if..." and test each answer as you talk.
  • See the whole picture. Cash flow, note payments, cash in the deal and returns all update together, so you know what you're agreeing to.

Steps

  1. In the Deal calculator, scroll to the Strategy calculator and open the Seller Finance / Subto tab.
  2. Under The hold, enter Rent/mo and All-in acquisition.
  3. Under Getting in, enter Purchase price, Down payment, Closing costs, Rehab and Arrears/reinstatement.
  4. Under The note, choose Amortising, Interest-only or No payments, then enter Note amount, Note rate, Amortised over months, Balloon at month, Refi LTV and ARV.
  5. Click + Loan you take over for an existing mortgage, or + Another note for a second note. Loans are summed.
  6. Under Operating, fill in the same seven costs as BRRRR: vacancy, maintenance, management, CapEx, taxes, insurance and HOA.
  7. Review Net cash flow/mo, Note payment/mo, Cash in the deal, Cash-on-cash, Cap rate and Monthly opex.

Good to know

  • Balloon at month is required for Interest-only and No payments.
  • For an interest-free note, choose Amortising at 0%.
  • Run Fetch owner & liens first so you know what loans and arrears you're working with.
  • This is not legal advice. Consult a qualified professional for contracts and documents.
  • It's a scratchpad. Save the property if you might make an offer.
